It has been a little crazy lately. Or so it seems to us. And we've been a little more than a little bit preoccupied around the Box Bend Circus and Traveling Fun Show. Translation: We've got a lot of irons in the Box Bend fire - maybe too many. And we have a whole pant load outside of Box Bend.
For Box Bend we are listing Hazel 2 -our mini lot down the street from Hazel Baby. We were going to build a small bungalow on it, but prices are getting crazy which means it is a good time to sell. Proportional profits without the time-suck or delay of building a new place. Faster turnover. Which, by the way, is partially the name of the Box Bend game. Or at least that's the story today... If it doesn't sell, we will be rethinking this plan of ours. ("Maybe a bungalow is the thing...")
Speaking of Hazel and all her relatives, our realtor sent us a picture of what used to stand on Hazel Baby's lot before our new construction. Here it is (was):

In addition to the Hazel sisters, we have listed our flip and slide funhouse on 5 acres in Roxboro, NC for sale at a super low, you-renovate-it price of $55,000. Why? Busy, busy, busy. Here's a shot of that bad boy:
And then there is Main Avenue -which is in process of renovation. No pictures needed. It still looks like a third grade art project. But never fear, we're working it.
And, the longest fast remodel in history, Barbour (the elephant) is about a week or so away from being done. Delays, delays, delays and carrying costs, carrying costs, carrying costs. But never fear, we're on it. Kind of. Sort of.
So, outside of the Box, we're focusing on a baby that is due soon. And, drumroll please, we're working on a new blog -about a planned road trip between father and oldest son. If you want to check it out, (shameless plug), then just jump over to www.FastPresent.com. (Picture below.)
And, back to the crew, we are working on finding a new surveyor for our Sanford land. We have a pending deal or two, but need to sew up the survey.
Finally, we are working on a special use model for the post-Main Avenue Box Bend days. We'll share more as we progress, but for now that's an update on the five to seven Box Bend irons in the fire. Burn, baby, burn.
Well, guess what, race fans? We signed a contract for Hazel Baby. If everything goes swimmingly, we will be out of the pool and sunning ourselves on the deck by June 9th -the slated closing day. But, as we always say, it's not over until the fat check sings.
In other news, we had breakfast yesterday with our contractor on Main. So far, so good. An unexpected discovery is translating into some new roof trusses, but what the hey? This is par for the course. And, like a great friend and father used to say, "If you don't have problems, you're dead." This is part of the renovation game, Daniel-San. Sometimes the wax goes on. Sometimes it comes off. Either way, your arms are in motion.
We will meet tomorrow with our friend, confident and realtor for, what else, breakfast. We'll talk about the future over animal byproducts. Daylight's burning, son. Hit it hard and hit it early.
Okay. Enough "down home" vernacular.

Well, no ghosts in the shell, race fans, but we are now at the ghost of a shell stage on Main Avenue. Here are a few photos of a demolition week that included taking out a fireplace and cleaning out the crawl space.

We also dropped the price a little on the old Hazel One. Strange market right now, so we'll see what shakes out. We are prepared to go to our old fallback position of renting the property if it does not sell in a reasonable amount of time.
Also, no news for our alleged "really interested" buyer on the Richmond Road property, so we may be listing that bad boy in a day or two.
Barbour Store should be finished and listed shortly. That's all we're going to say on that one -for now.

A lot of people talk about flipping. And some do. But rehabbing is not for the faint of heart. Take a run down house, demo like a madman on PCP -ignoring the pain of reality around you, and move forward. Easier said than done.
